Great post... And yes steer clear of Westside Rentals, I and quite a few others I met a long the way had a terrible experience with them, after weeks of lies and wasted time I ended up finding a home on craigs..

Another tip:

If your place is a little shabby (you know, your friends are always offering their place as a hangout instead of yours) then I'd definitely recommend interviewing people with overlap, scheduling people to show up around the same time. I've discovered that this fosters competition -- in a good way. When a person sees that they're not the only one interested in the place, they're more willing to give up information about themselves, offer up references and paystubs or bank statements to prove they can pay rent. It forces them to decide right away if they want to live there or not rather than waste your time by telling you they'll be in touch and then never calling back.
