I've discovered that this fosters competition -- in a good way. When a person sees that they're not the only one interested in the place, they're more willing to give up information about themselves, offer up references and paystubs or bank statements to prove they can pay rent. It forces them to decide right away if they want to live there or not rather than waste your time by telling you they'll be in touch and then never calling back. </p>
